We are definitely into summer in the Turks and Caicos Islands. The temperatures are in the 90oF or high 30oC; the ocean waters are warm but refreshing; the trade winds make being outdoors tolerable. This is our “silly season”, when those of us that don’t go away for the summer can get a little silly. Our busy season is over so there is a bit more time for relaxation.

Not to say we don’t keep working, we do! Our clients and customers are just as important now as during the Caribbean high season. Now we have an opportunity to take a breath and give some thought to how we are better able to help those clients and customers.

Turks and Caicos Real Estate is currently a buyers market; buyers have many options to choose from; price is not always the deciding factor, in fact it is often not a factor at all. The customer wants the best there is for the money they have to invest, whether they are first time home buyers, first time investors or seasoned second or third purchasers in Turks and Caicos.

If you are a seller, of a home or condo, what can you do to make your property more attractive to a buyer? What will make your home more attractive than the many others that are in the same category as yours? Location definitely helps but we know that if you have a property in Turks and Caicos your location is attractive.

What you must do is set up your home to be better than the rest; present it as if you mean to sell– show that you want to impress the buyer, make the setting as perfect as you can. This procedure has often been called “staging” and is simply making sure that the house is in the best possible condition.  When customers walk in your front door they should be thinking “this is my new home” without a word being spoken.

It may take a little effort and even a little money but it will be well worth both. The effort may mean only tidying up those messy closets or it may mean a major cleaning out of items that clutter. This includes the exterior – coming on to the property is the first impression customers will have; the old saying “You only get one opportunity to make a first impression” is oh so true in the world of selling real estate. If there is a rusting car in the drive way or animal droppings in the back yard what do you suppose the buyer’s impression will be? Hmmm Hmmm….not good.  Effort and money may mean some renovation such replacing windows and doors, painting the exterior and or the interior. Possibly you need to change the bedding and linens or cover the sofa and add a few colourful throw cushions.

A word of caution, do not get carried away, less is more; be careful when choosing paint colors, your furniture and accessories still have to coordinate. Your presentation must be pleasing to the eye.   The way you live in your home and the way you market and sell your house are two different things!
